Leasing 

• We promote and market properties through our extensive network of more than 100 partner sites including Zillow, Trulia, Realtor.com, and MLS.
• Screen prospective tenants utilizing Credit Bureaus, National Criminal Background research, current and prior landlords.
• AAR Lease Agreement written to protect the Owner’s interest.

Maintenance and Upkeep 

• Supervision of all property repairs & maintenance.
• Pre-qualifying repair companies ensuring fair pricing, quality workmanship, and warranties.
• Tenants receive 24 hour, 7 day a week live phone service for emergency repairs and communication.
• On-site property inspections documenting Tenant upkeep and preventative maintenance needs.

Accounting 

• Collection of monthly rent from Tenants.
• Monthly Owner disbursements promptly via electronic direct deposit.
• Monthly statements provided to each Owner.
• Invoices for repair work.
• End of year account summary statement for assistance in tax preparation.
• Prior notification on major expenses and repairs.
• Collect, Report and Pay required City tax on rents.

Communication 

• Phone or email updates during vacancies.
• Written bids submitted for prior authorization on improvements and repairs.
• Phone calls and Emails handled same business day.
• 24 hour, 7 days a week live phone answering for Tenants with emergencies!

Service Fees 
Professional Service fees are structured to fit your property and vary dependent on the type, condition, location and rental rate. Owners of multiple rental properties receive special concessions and reduced fees. Please contact the office for a personal quote by one of our property managers.
